The design process begins with our expert deign team dedicating a huge amount of time to listening to and understanding our clients requirements and aspirations. This consultation period is a time for expression, imagination and idea generation.
Once we fully understand the clients brief we will begin the design process by creating a set of sketch scheme drawings and mood boards for discussion. These drawings that we present will capture the energy, look and feel of the project. The mood boards will convey the light, space and energy of the project.
From there we will begin to develop the concept and overall scheme to produce the initial plans and general arrangements. The plans stage will thorough and will consider the space in the greatest detail with numerous option being presented throughout this stage. Once the best possible use of the space has been designed we will move to the elevation stage.
From the plans stage the elevation design process will now begin. The elevations will be worked up and developed with greatest attention to detail. Each elevation will be considered within its space and within the space of the project. Materials and furniture will be suggested including new and where appropriate reclaimed. Textures, light and space will all feature in this stage to elevate the project to the construction phase.
Construction drawings will be produced at this final stage. Consideration to local authority constraints aswell the environment will be addressed. Detailed construction drawings will be developed for main or sub contract tendering if required.

Our team have experience in producing full environmental management plans for sites and set strategies for monitoring issues such as material sourcing or ecological protection. We also produce site waste plans and waste strategies for each project. We are experienced in BREEAM and the code for sustainable homes and we can help ensure that target performances can be maintained or even enhanced.
Coriander Buildings offer a full Project Management service to cater for your project including:- • Overall responsibility for the successful design, planning, execution, monitoring, control and closure of the project within the agreed time, cost and quality constraints. • Ongoing liaisons with all parties including, architect, engineer, electrical and mechanical designers, planners, building control, local council, freeholder and the like to ensure detailed design is completed and executed correctly. • The overseeing of all health and safety aspect of the project taking into account CDM regulations and the client's liability in these regards. • The overseeing and co-ordination of the 5 key stages to a project.
1. Inception Stage
We will work with you in developing the project brief and to understand the primary business aims relating to the project. We will run the design team appointment process aswell aswell as overseeing the various time critical planning applications.
2. Design Stage
We will create a project programme and monitor the progress of the design team. We head the design team meetings and co-ordinate the designers to achieve specified dates for the issue of the design.
3. Procurement Stage
We will facilitate the sub contract tendering and procurement of these packages. We will evaluate the bids in terms of the project from a Financial and Technical perspective. We will recommend to you, whom we feel are the best sub contractors for the project. We will also make recommendations on how best to adjust the packages to suit your budget. On selection of the sub contractors will create formal appointments including contracts. These contracts will reflect payment milestones, agreed program periods, defect periods, retentions, insurances and late completion penalties.
4. Construction Stage
We will act for client as their authorised representative in administering the contract between the appointed sub contractors and client. We will see to it that the project will be finished according to the specifications/design, schedule and budget. This will include reviewing and agreeing any variations.
5. Post Construction Stage
We will facilitate the handover of the project and close out issues such as the finalising of accounts, retentions and conducting facilities training until the project is taken over by yourselves. We will also ensure the health and safety file and the operations and maintenance file and documentation is complete. Throughout the project we will attend site as is necessary to achieve the required result. Reports and photographs will be issued against the construction programme with regards to time and cost on a regular basis. These reports will be a valuable document for progress and should any issue arise at a later date twill act as a basis in mediating these situations. Finally and to summarise, we will act as your coordinators, mediators, facilitators and contract administrators during the course of the project ensuring the project is delivered successfully on time and within your budget.
